Position Overview
We are seeking an experienced and highly organized Fit-Out Operations Manager to oversee and manage the successful delivery of interior fit-out projects across commercial, retail, hospitality, and residential sectors. The successful candidate will be responsible for leading project teams, coordinating resources, ensuring projects are delivered on time and within budget, and maintaining the highest standards of quality, safety, and client satisfaction.

Key Responsibilities
Operations & Project Management
- Oversee the end-to-end execution of multiple fit-out projects simultaneously.
- Develop project execution plans, schedules, and resource allocation strategies.
- Monitor project progress and ensure timely completion of milestones.
- Manage project budgets, cost control, and profitability targets.
- Ensure compliance with contract specifications, project scope, and client requirements.
- Identify operational risks and implement mitigation measures.
Team Leadership
- Lead and manage project managers, site engineers, supervisors, procurement personnel, and subcontractors.
- Establish performance objectives and monitor team productivity.
- Foster a culture of accountability, collaboration, and continuous improvement.
- Conduct regular project review meetings and operational updates.
Client & Stakeholder Management
- Serve as the primary point of contact for key clients and consultants.
- Build and maintain strong relationships with clients, landlords, consultants, and authorities.
- Manage client expectations and proactively resolve issues.
- Ensure high levels of customer satisfaction throughout project delivery.
Procurement & Resource Management
- Coordinate with procurement teams to ensure timely sourcing of materials and subcontractors.
- Review supplier and subcontractor performance.
- Optimize resource utilization across projects.
- Support contract negotiations and vendor management activities.
Quality, Health & Safety
- Ensure all projects comply with UAE regulations, company standards, and HSE requirements.
- Conduct regular site inspections and quality audits.
- Implement quality assurance and quality control procedures.
- Ensure all teams maintain safe working practices and documentation.
Financial Management
- Review project costs, variations, claims, and monthly financial reports.
- Monitor project cash flow and forecast operational requirements.
- Support commercial teams in evaluating tenders and project feasibility.
- Drive operational efficiencies to maximize project profitability.
Required Qualifications
- Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related field.
- Minimum 8–12 years of experience in interior fit-out, construction, or project operations management.
- At least 5 years in a leadership role managing multiple fit-out projects.
- Strong understanding of UAE construction regulations, authority approvals, and fit-out processes.
- Proven track record of delivering commercial, hospitality, retail, or high-end residential fit-out projects.
- Excellent project management and leadership skills.
- Strong commercial and financial acumen.
- Proficiency in Microsoft Office, MS Project, Primavera P6, AutoCAD, and project management software.
Preferred Qualifications
- PMP certification or equivalent project management qualification.
- Experience with ISO quality management systems.
- UAE driving license.
- Experience managing projects valued at AED 5M–50M+.
